We are committed to delivering institutional-grade space for our customers and communities. Where possible, we do this by developing brownfield sites, which includes land regeneration, retaining and repurposing existing assets and reusing materials to reduce waste.
Our approach is to own and manage mid-space and functional industrial and logistics assets. They are located mostly in land-constrained, inner-ring, urban areas that are close to population centres and logistics infrastructure.
By repurposing assets either through value adding or repositioning, we take pride in delivering high-quality space that is fit for purpose not only for our customers, but also the communities in which we operate.

Through repositioning and regenerating assets, we can unlock value by creating lasting assets for our customers’ future needs and deliver enhanced returns to our investors.
Repositioning assets by reusing their existing structures and smarter more efficient use of materials, not only reduces a project’s carbon impact, but also reduces building times offering greater speed to market. Quicker building turnaround times fill the gap between existing built environments and what is needed by our customers.
We are adept at transforming assets through sustainable retrofit strategies. We focus on adaptive reuses for existing buildings or maximise the reuse of a building’s existing components and materials with an underlying focus on retaining the structure to avoid demolition.
CASE STUDY
Royal Park Distribution Centre
Royal Park Distribution Centre in Adelaide is a prime example of our Centennial Regen+™ where we transformed an existing 14,700 sqm warehouse into a 12,490 sqm institutional-grade multi-unit warehouse.
We undertook an expansive refurbishment programme, which included:
- Stripped away outdated cladding to unveil a structure in excellent condition
- Recycled steel frame and cladding
- Reskinned the building's exterior
- Reused and upgraded external pavement areas
- Rebuilt car parking zones
- Rengerated surrounding land and planted native vegetarian(drought tolerant)
- Reduced carbon impact through efficient use of building materials
REBUILD
Retained structure, to repurpose the existing asset and rethink the use of materials.
REUSE & REDUCE WASTE
Carbon savings is equivalent to taking ~4,500 light (petrol) vehicles off the road for one year.
REGENERATE
Upfront carbon savings of ~9,100 tonnes, as compared to a knock-down rebuild.
